redeemable deed

Georgia redeemable tax deed guide

Georgia tax sales convey a redeemable tax deed. The purchaser’s title remains subject to redemption and does not confer an unrestricted right to rents or possession during that period.

Rule sources checkedReviewed 2026-09-14

Source review applies to the named instrument and scope in the worked example below. It does not cover every county procedure or transaction in Georgia.

01

When does the clock start?

The initial protection runs for twelve months from the sale; after that, the purchaser may begin the statutory process to bar redemption.

02

How and when is a return earned?

20% first year or fraction; 10% each additional year or fraction

03

What amount earns a return?

Original tax-sale purchase price

04

What happens at redemption?

Redemption can continue beyond twelve months until properly barred.

05

When does earning end?

The buyer must complete the required notices and title process to end the redemption right.

06

Does property use change the rules?

Classification sources checked 2026-09-15. Review applies to the procedures described below; calculator support is stated separately.

The DeKalb Tax Commissioner’s ordinary tax-sale guidance reviewed states a redemption premium without a residential-versus-agricultural tier. It does not establish that all Georgia judicial or special sale routes work identically.

Agricultural and conservation-use assessment programs separately involve continuing-use commitments. Review the existing covenant and any proposed use change; favorable farm assessment is not evidence of a different tax-deed premium.

What to verify before bidding

Confirm the county’s sale route and recorded deed, agricultural or conservation-use covenant, assessment classification, intended use and assessor’s treatment of any covenant change.

What this calculator covers

The ordinary redeemable-deed example does not model agricultural covenant liabilities, assessment changes or alternative judicial sales.

  • Ordinary tax deed before redemption has been barred; original price only, excluding later taxes, assessments, and notice costs.
  • Redemption does not end automatically at one year; this calculation assumes the right remains open.
  • Amounts describe this scoped investor entitlement estimate, not received cash or a complete owner payoff.

Illustrative statutory components only, not investment profit. Nonrefundable overbids and fees can produce a loss even when interest is earned. Cash receipts, property value, sale proceeds and booked income are separate.

What to watch for

  • Twelve months passing does not automatically extinguish redemption.
  • Calculator scope: Ordinary tax deed before redemption has been barred; original price only, excluding later taxes, assessments, and notice costs.
