Louisiana tax lien and tax deed guide
Louisiana moved to a tax-lien-certificate regime effective January 1, 2026. Earlier tax-sale-title interests require a separate rule version.
Source review applies to the named instrument and scope in the worked example below. It does not cover every county procedure or transaction in Louisiana.
When does the clock start?
For the new certificate regime, interest begins on issuance of the tax-lien certificate.
How and when is a return earned?
Bid monthly rate, noncompounding, with documented partial-month convention
What amount earns a return?
Certificate face value, including issuance recording cost already in face value
What happens at redemption?
The new lien-termination and enforcement process must be distinguished from pre-2026 tax-sale-title redemption.
When does earning end?
A new-regime lien requires the applicable judicial recognition and enforcement procedure. A pre-2026 tax-sale title must follow its own transition rules.
Does property use change the rules?
Classification sources checked 2026-09-15. Review applies to the procedures described below; calculator support is stated separately.
Identify the legal regime before using a property classification: Louisiana replaced tax-sale title auctions with tax-lien certificates effective January 1, 2026. Older blighted or abandoned property redemption guidance must not be carried into a new certificate automatically.
For the 2026 tax-lien process reviewed, residential or agricultural use does not itself choose a separate interest rate. Recorded certificate terms, notices and the enforcement route matter. Legacy adjudicated property converted by ordinance is a separate route.
Act 96 of 2026 amended enforcement timing in §47:2266.1; the older consolidated text can differ. Confirm the applicable enacted law and notice history before projecting an enforcement date.
What to verify before bidding
Keep original sale and recording dates, certificate type, parish notices, any blight findings and any adjudicated-property conversion ordinance.
What this calculator covers
The 2026 certificate example does not establish a foreclosure date or calculate legacy tax-sale-title redemptions and converted adjudications.
