Tennessee redeemable tax deed guide
Tennessee conducts court-supervised delinquent-tax property sales with post-sale redemption procedures. The court case determines the applicable redemption period and the treatment of buyer expenses.
Source review applies to the named instrument and scope in the worked example below. It does not cover every county procedure or transaction in Tennessee.
When does the clock start?
Interest runs from payment of the purchase price to the court clerk until the redemption motion is filed. The court-confirmed redemption deadline is a separate required fact.

What amount earns a return?
Entire purchase price for interest; this is a purchaser estimate, not the redeemer’s statutory deposit
What happens at redemption?
Redemption requires a motion and the required funds. The court-confirmed deadline depends on the case; the calculator does not infer a universal one-year deadline.
When does earning end?
Filing the redemption motion stops this pre-motion interest calculation. The court determines redemption and any additional expense claims; those claims are outside the original-bid model.
Does property use change the rules?
Classification sources checked 2026-09-15. Review applies to the procedures described below; calculator support is stated separately.
A statutory finding of vacancy and abandonment can reduce the redemption period to 30 days. A drive-by observation that a property looks empty does not establish that finding.
The confirmation-order date and delinquency age also matter. For orders entered on or after July 1, 2026, the amended ordinary periods are one year for three years or less of delinquency and 90 days for more than three years. Earlier orders require the prior rules.
What to verify before bidding
Obtain the sale-confirmation order, delinquency history, any vacancy or abandonment finding and the court-confirmed redemption deadline.
What this calculator covers
The example requires a separately supplied court-confirmed deadline. It does not infer the deadline from property use or vacancy and stops at the redemption motion phase.
